Coated workshop floor by C&J CONCRETE COATINGS LLC

Published industry ranges put professionally installed polyaspartic and polyurea coatings at roughly $5 to $12 per square foot. On a 1,200-square-foot shop that math lands far above a two-car garage, so square footage drives the number more than anything else. Every floor is quoted on site after we see the slab.

What does a shop floor coating cost per square foot?

The honest starting point is third-party numbers, not ours. HomeGuide puts polyaspartic garage floor coating at $5 to $12 per square foot installed. Croc Coatings lists polyurea floor coatings at $5 to $10 per square foot installed. 12 Point Concrete Coatings gives a similar 2026 range of $5 to $12 per square foot for professionally installed polyaspartic.

Those ranges were written with garages in mind, and that is exactly why shop owners get surprised. A two-car garage is around 400 to 500 square feet. A pole barn shop in Elkhart County is often 900, 1,200, 1,600 square feet or more. Same per-foot range, very different total.

Bigger floors sometimes land toward the lower end of the per-foot range because mobilization, setup and cleanup get spread across more area. But slab condition can pull it the other way. We do not publish a flat price, because we have not seen your slab yet. We give free estimates on site and quote the actual floor, not an average.

What actually drives the number on a shop quote?

Square footage first. Measure wall to wall, including the area under benches and racks, because we coat the floor you want coated and that is what gets priced.

Slab condition second. A newer, clean pour grinds fast. A twenty-year-old shop slab with oil spots, spalling near the overhead door and a long crack running through the middle takes more prep material and more hours. Cracks get cut open and filled with a two-part repair material, and pitting gets filled and ground smooth once cured. That work is included in every installation, but how much of it there is affects the quote.

Third is how much has to be moved. A shop with a lift, a welding table, shelving and a project car on jack stands is a different job than an empty building. We will tell you plainly what needs to be clear before we start, so you are not paying us to move your tools.

Access matters too. Grinders and vacuums have to get in, and a building with a single walk door is slower to work than one with a 12-foot overhead. Mention it when you call.

Why shop floors get sand instead of flake

Our shop floor system is a polyurea base coat with sand broadcast into it, sealed under a clear polyaspartic top coat. Our decorative residential system uses vinyl flake instead of sand, and the clear top coat brightens those flake colors.

Sand gives a shop floor a consistent, even texture under foot and under rolling tool boxes. It is the look most workshop and pole barn owners want in a working building rather than a showroom-style flake pattern. We wrote more about that choice in why we broadcast sand on shop floors.

Material choice does not usually swing a quote much by itself. The size of the floor and the state of the concrete do.

How long is my shop down?

This is the cost nobody puts on an estimate, and for a working shop it can be the bigger number. Our cure times depend on the weather: in warmer weather it is 24 hours before you walk on the floor and 72 hours before you drive on it. In colder weather it is 48 hours to walk on and 96 hours to drive on.

In Michiana that means a January job and a July job are not the same shutdown. If you have equipment that rolls or a vehicle that has to come back inside, plan around the drive-on number, not the walk-on number. Four days of no vehicles is a real planning item for a shop that takes in work.

We tell you the cure window before we schedule, not after. The simplest approach most shop owners take is to start the job on a Monday or Tuesday and put the shutdown on the end of a slow week. We can work with your calendar.

More detail on the timeline is in our post on how long before you can drive on a coated floor.

What prep is included on a working shop slab?

Every installation includes the prep, and on a shop slab there is usually more of it than on a garage. We diamond grind the floor to open up the concrete so the polyurea bonds to it instead of sitting on top of it. We vacuum the dust with HEPA-filter vacuums, which pull up most of it. Some dust does get airborne, and we clean that up before the top coat goes down.

Cracks get cut open and filled with a two-part repair material. Pitting gets filled the same way, then ground back smooth once it has cured. You can read the full process on our floor prep and concrete repair page and in our post on fixing cracks and pitting before a coating.

If a quote you are comparing does not say what the prep is, ask. Prep is where a coating job is won or lost, and it is also where cheaper bids usually cut.

Frequently asked questions

Can you coat a pole barn floor?

Yes, as long as it is a concrete slab in sound condition. We grind, repair cracks and pitting, then install the polyurea base with a sand broadcast and a clear polyaspartic top coat. We will look at the slab during the free estimate and tell you honestly if it needs anything beyond normal prep.

Is a shop floor coating cheaper per square foot than a garage?

Not automatically, but larger floors often land toward the lower end of the published $5 to $12 per square foot range because setup and cleanup are spread over more area. Slab condition can offset that. We quote every floor on site.

Do I have to empty the whole shop?

The area we are coating has to be clear, including under benches and shelving if you want that concrete coated. We will walk the building with you at the estimate and tell you exactly what needs to move and what can stay.

Will the sand finish be hard to sweep or clean?

The sand broadcast gives the floor texture under foot and under rolling tool boxes. It is sealed under the clear polyaspartic top coat, so you are sweeping and mopping a sealed surface rather than bare concrete.

How do I get a price for my building?

Call or text (574) 400-3199 with your building size and we will set up a free on-site estimate. We measure the floor, look at the concrete and give you a written number, with the $500 off installation applied while that promotion is running.
