Coated garage floor by C&J CONCRETE COATINGS LLC

Published industry ranges put professionally installed polyaspartic coatings at $5 to $12 per square foot, or roughly $2,000 to $6,900 for a two-car garage (HomeGuide), and polyurea at $5 to $10 per square foot. We don't publish a price list — we quote every floor on site after we see the slab, and estimates are free.

What do published ranges say a coated garage floor costs?

We're going to be straight with you: we don't have a price chart, because the slab decides a lot of the job. What we can do is point you at the numbers other people in this industry publish so you walk into your estimate with a realistic frame.

HomeGuide puts polyaspartic garage floor coating at $5 to $12 per square foot, or $2,000 to $6,900 for a professionally installed two-car garage. Croc Coatings lists polyurea floor coatings at $5 to $10 per square foot installed, with most homeowners spending $2,000 to $5,800 on a standard two-car garage. 12 Point Concrete Coatings puts professionally installed polyaspartic in the $5 to $12 per square foot range as well.

Those are third-party numbers, not ours, and they're national. Use them as a sanity check on any quote you get in Michiana. Every floor we do gets quoted on site, in person, after we've looked at the concrete.

Why is a square-foot number only a starting point?

A two-car garage in South Bend is not one job. It's a different job depending on what the last twenty winters did to the concrete.

Four things move a quote more than anything else. First, actual square footage and layout — a long narrow bay with a step and a service door takes more edge work than an open rectangle of the same area. Second, how bad the cracking and pitting is. A slab with a few hairlines is a short prep day. A slab with spalled, pitted sections near the door where salt and snowmelt have been sitting is a longer one, because that material has to be cut out, filled and ground back flat before any coating goes down.

Third, what we broadcast — flake or sand. Fourth, the temperature we're working in, which changes the schedule and how long you're out of the garage.

That's why a contractor who gives you a firm price over the phone without seeing your floor is guessing. If the guess is low, the prep gets shortened to make the number work, and prep is the part that determines whether the coating stays stuck.

What's included in every installation, whatever the price?

Our prep is not an upsell line item. It's in every job we do. We diamond grind the slab to open up the concrete so the coating can bond mechanically instead of just sitting on top of a sealed surface. We vacuum the dust with HEPA-filter vacuums as we go — some dust still gets airborne, and we clean that up before the top coat goes on.

Then we cut open any and all cracks, fill them and the pitting with a two-part repair material, and once that's cured we grind it back down smooth. You can read more about how we handle cracks and pitting and how we keep the dust down during grinding.

Full detail on the prep stage is on our floor prep and concrete repair page. If another quote you're holding is noticeably cheaper, this is the first place to look for the difference.

Does a flake floor cost the same as a shop floor?

The systems are built the same way and differ in what we broadcast into the base coat. Our decorative flake floor system is a polyurea base coat with a broadcast of biodegradable, nontoxic vinyl flake, sealed under a clear polyaspartic top coat that brightens the flake colors up. That's the showroom look most homeowners are after in an attached garage or a finished space.

Our shop floors use the same polyurea base and clear polyaspartic top coat, but we broadcast sand instead of flake. It's the practical choice for a workshop or a pole barn where you care about a tough, grippy surface more than color.

The broadcast material and the coverage rate are part of what we price, so flake and sand jobs of the same size won't always land in the same place. We'll walk you through both on the estimate.

What about the $500 off and the free estimate?

We're running $500 off installation right now. Estimates are free, and there's no charge or obligation for having us come out and look at the slab.

On the visit we measure the garage, look at the cracks, pitting, stains and the condition at the door where the salt lives, talk through flake colors or sand, and give you a number for your floor. If you want to see what we've put down, the gallery has photos of finished floors.

We serve South Bend, Mishawaka, Elkhart and the surrounding Northern Indiana and Southwest Michigan communities. Call (574) 400-3199 or use the contact form to set a time.

How do you compare two coating quotes fairly?

Ask all three questions of every contractor, including us.

One: what prep is included, specifically? "Grind and clean" is not an answer. You want to hear diamond grinding, dust control, cracks cut open and filled, pitting repaired and ground smooth. Acid etching instead of grinding is a different, cheaper level of prep.

Two: what are the base coat and the top coat? Polyurea base with a clear polyaspartic top coat is a different system from a single-coat epoxy kit, and the owner's view on how the two compare is covered in our post on polyurea vs. epoxy, along with what the polyaspartic top coat actually does.

Three: what are the cure times at the temperature you'll be installing in? Ours are 24 hours to walk on and 72 hours to drive on in warmer weather, and 48 hours to walk on and 96 hours to drive on in colder weather. A South Bend January is not a July install, and anyone promising identical timing year-round should be able to explain why.

Frequently asked questions

Do you charge for an estimate?

No. Estimates are free, and we come out and look at the actual slab before giving you a number. There's no obligation after the visit.

Can you give me a price over the phone?

We can talk through the system and the published industry ranges, but we won't quote a firm price without seeing the floor. The condition of the concrete is too much of the job to guess at.

Is the $500 off combined with anything else?

The $500 off applies to installation. Mention it when you call (574) 400-3199 and we'll apply it to your quote.

Does a bigger garage always cost more?

More square footage usually means more material and more labor, but a smaller slab in rough shape can take more prep time than a large clean one. Both square footage and slab condition go into the quote.

Do I need a permit to have my garage floor coated in South Bend?

We can't speak for your specific project. Permit questions in South Bend go to the City of South Bend Building Department at https://southbendin.gov/department/community-investment/building/building-permits/ — confirm with them before you assume either way.
